Eight indications that you might need a new roof

Things to look at from the inside:

1. Dark spots and trails
2. Signs of water damage or leaking
3. Places where roof deck is sagging

Things to look at from the outside;

Proper roof ventilation can keep your energy bills low during both summer and winter months

In summer months the vents will pull new air into the attic and push out the hot air lowering the temperature in the attic significantly; thus reducing your cooling bill and maintaining the manufacturer’s warranty on the shingles.

In winter months the heat rising out of the home will usually cause the attic to become moist and without proper ventilation the moisture can deteriorate the decking and reduce the effectiveness of the decking and cause greater damage.

Good news for homeowners who get their roof done this year.

Beginning January 1, 2011, most of the major shingle manufacturers upgraded their warranties from 30, 40, or 50 years to a Limited Lifetime warranty. The reasons for the upgrade are: the improved shingle quality, improved wind performance (some shingles can withstand high wind speeds up to 150ph), and improved environmental impact.
